our clients approached us to renovate their duplex located in heart of san francisco's diverse and pedestrian-oriented mission district. containing two 1-bedroom/1-bathroom shotgun style apartments over a large garage, each apartment has about 700 square feet of living space squeezed inside a 19-foot width. the cramped and compartmentalized apartments were functionally awkward and have received minimal maintenance since their construction in 1910; and, therefore, in need of a complete overhaul.
the first phase of the design, focusing on the lower apartment and garage, demolishes the existing bathroom, kitchen, and some interior walls to create an entirely new floor plan that maximizes the efficiency of the small space. through this complete rearrangement, the living room, dining room and kitchen open into each other and into a newly created 2nd bedroom that doubles as a den. bright and modern finishes tie the spaces together while offering serenity from the bustling neighborhood.
the ground level garage has been subdivided to contain two parking spaces, three large storage rooms and an additional flex space, accessed by a rear exterior stair, that functions as an accessory space to the apartment above.
