our clients purchased this office building, in the once industrial part of north beach, with the idea of converting it to a residential duplex for use as their home. it was designed and used as the office for the world renowned structural engineer t.y. lin; as reflected in the facade which emphasizes the building’s structure.
the original building was sunlight challenged because of its adjacency to neighboring buildings and a limited number of windows. its only windows were along its front facade and part of its rear wall. by adding new windows and skylights, while modifying existing ones, sunlight now floods the interior. in turn, these window and skylight modifications dictated the floor plan design, which is open and has a limited number of solid walls. the bathrooms and bedrooms are located along the building's front facade, to meet egress requirements, with the living room, dining room and kitchen filling the remaining space.
a garage and entry is located at the 1st story with a rental unit on the 2nd story and our client’s unit on the 3rd and 4th stories. both units share a landscaped roof deck which benefits from unobstructed panoramic views of telegraph hill, the san francisco bay and the surrounding city. |
